If you are staying at Walden Lodge or the Walden Lodge cabins, you will check in at Walden Lodge, NOT Bluff Mountain Realty. For Mountain Falls, Holly Ridge, Briar Cliff, Woodlands, Red Bank, you will check in at Bluff Mountain Realty. Please call for complete check in instructions and directions!

Bluff Mountain Realty, Inc.

Any balance due must be paid on arrival. If arriving after business hours, keys will not be left out unless the balance due is paid in full. Bluff Mountain Realty, Inc., may use any funds received from guests immediately upon receipt of such funds. Funds received may earn interest in an account assigned to the advanced deposit. Interest earned belongs to Bluff Mountain Realty, Inc. 

We will make every effort to honor requests you may have for a particular unit. However, we cannot guarantee it will be available in case of unforeseen circumstances.

Please note that if we allow you to reserve a unit for only one night, you will be charged a cleaning fee.

We do not allow pets unless the unit is specified and a pet deposit is required.

All linens and dishware are provided. We do not have daily maid service. However, there are dishwashers, washers and dryers in each unit for your use. We do provide soaps, detergents, toilet tissue, paper towels, and trash bags. We do not provide shampoos, blow dryers, irons or ironing boards.

Please note! If you are staying at Walden Lodge you will check in at the lodge, not Bluff Mountain Realty!

Check-In Time is 4:00 P.M.

Bluff Mountain Realty is located at 2186 Parkway (US 441) between traffic lights numbered #0 and #1. This is approximately 1/2 mile past the Pigeon Forge department of tourism on the right going south into Pigeon Forge. This is where you pick up your keys for check in at 4:00 P.M. or after office hours. Office hours are 8:00 A.M. To 6:00 P.M. Monday through Friday, 8:00 A.M. to 5:00 P.M. Saturday, and closed on Sunday.

Please call us at (865) 453-3717 or (800) 462-2134 during normal business hours two days prior to your arrival to confirm your unit and arrival time. We will then tell you where to locate your keys if you are going to arrive after office hours.

Upon Arrival

Please inspect your unit for any damages or problems and report to the office as soon as possible. You will be responsible for any missing items or damages to the unit upon check out.

Check-Out Time is 10:00 A.M.

Before Leaving

Please take garbage out to dumpsters or designated trash receptacles. Guests staying at Holly Ridge Condos may drop keys in the drop box on the wall to the left of unit 302. All other guests must bring keys back to the Bluff Mountain Realty office. If the office is closed, please drop your keys in the drop box located to the right of the front door, behind the white wooden door. Any keys not returned will result in the guest being charged $50.00 per key.

Bluff Mountain Realty is not responsible for lost or stolen articles, or items left in the unit.

Cancellation Policy

To reserve a unit, a one night’s deposit is required by credit card or debit card. If you pay by debit card, an additional $100.00 will be charged for damages. Upon check-out and inspection, if the unit is left in the same condition as when you arrived, your deposit will be returned. You have up to 10 days before your arrival date to cancel. If you cancel within this time, you will be charged 20% of your first night’s deposit, and the balance will be refunded. If you cancel less than 10 days before your arrival, you will lose your entire first night’s deposit. 

In case of an emergency after office hours, please call our general manager at (865) 654-1596 or call the property manager at (865) 660-6245.

Please read the following information carefully. You must sign prior to check-in!

Rental Contract

1. To confirm your reservation, a deposit by credit card or debit card must be received prior to your arrival. If you pay by debit card, an additional $100.00 will be charged for damages. Upon check-out and inspection, if the unit is left in the same condition as when you arrived, your deposit will be refunded. 

2. Check-in time is 4:00 P.M. Please call us for after office hours check-in instructions. Please keep in mind when scheduling your “Drive time” as keys will not be released before 4:00 P.M.

3. Check-out time is 10:00 A.M. Due to new guests arriving and the amount of time needed to prepare the unit, we must insist this be followed.

4. Unfortunately, we do not allow pets unless the unit specifies. If you are found with a pet, you will be asked to leave with no refund and possibly be charged a damage deposit of $250.00. Please make arrangements for your “Furry” loved ones.

5. Out of respect for our unit owners, we do not allow house parties. 

6. All units are non-smoking, non-vaping, tobacco free. If upon check out it is determined there was smoking in the unit, you will be charged a damage deposit up to $250.00.

If you chose to smoke, we ask that you are 20 feet away, per Tennessee state law, from the entrance and any operable window of the unit.

7. The number of occupants is limited by the size of the unit. If anyone is found with more than the stated occupancy, you will be asked to leave with no refund. The occupancy for [Unit Name] is [Unit Sleeps].

8. Please check everything when you arrive and report any missing items and/or any damages to our office as soon as possible. You are responsible for any items that are missing and any damages that may occur during your stay. These units have owners and they ask that you leave the unit in the same condition as you entered. If it is determined that an additional cleaning fee is required, you may be charged. 

9. Please keep your unit and vehicle locked, and your money and valuables in a safe place, as Bluff Mountain Realty is not responsible for lost or stolen items.

By signing this rental agreement, you agree to pay and authorize Bluff Mountain Realty to charge your credit or debit card accordingly.

Terms and Conditions for SMS Service

  1. Introduction
    Welcome to Bluff Mountain Rentals! By subscribing to our SMS service, you agree to be bound by these Terms and Conditions. Please read them carefully.
  2. SMS Service
    Bluff Mountain Rentals provides SMS updates to subscribers, including checkin/checkout instructions, directions, access codes, updates, alerts, and other information related to your stay. Messages frequency may vary.
  3. Charges
    Our service is free of charge.
  4. User Obligations
    By subscribing, you confirm that you are the owner or authorized user of the mobile device and that you are authorized to approve the applicable charges.
  5. Opt-Out
    You can cancel the SMS service at any time by replying “STOP” to any message you receive from us. For assistance, reply “HELP”.
  6. Privacy Policy
    Your privacy is important to us. Please refer to our Privacy Policy section to understand how we collect, use, and protect your data.
  7. Changes to Terms
    Bluff Mountain Rentals reserves the right to change these terms or cancel the SMS service at any time. Please check our website regularly for any changes.
